AI Overviews in South African property and solar searches

AI Overviews for property and solar searches in South Africa appeared every time we looked: all 16 searches we ran on 11 October 2026 showed one, though most are searched fewer than 100 times a month. Property answers leaned on home loan and listing sites. Solar answers leaned on comparison sites and video.

This is the property and energy slice of our analysis of 96 Google South Africa searches. Each sector rests on 8 searches, so the figures show direction, not market share.

In short

• 16 of 16 property and solar searches showed an AI Overview; 15 listed their sources.
• Measured demand was tiny: the 8 property searches totalled 420 searches a month and the 8 solar searches 190, with five showing no measurable volume at all.
• ooba.co.za was cited in 5 of 7 property Overviews; property24.com in 4.
• solarza.co.za was cited in 6 of 8 solar Overviews; youtube.com in 5. 7 of 8 cited a social or video platform.
• A bank's own pages were cited across both sectors: personal.nedbank.co.za appeared in 6 of 15 Overviews.

How often do AI Overviews appear for property searches in South Africa?

On all 8 property searches and all 8 solar searches. One property Overview, for "transfer costs south africa", showed no source list.

The property averages are skewed by one search. "best areas to buy property in johannesburg" listed 37 links, 20 of them to google.com, mostly Google's own links such as Maps. Leave those out and property Overviews cited 11.6 links on average, 59.3% of them .za.

Two of the unmeasured property searches are longer than Google Ads' 10-word limit, so they may well have demand. Either way, a keyword tool would rank most of these questions as not worth writing for. Google answered all of them with an Overview.

Which sites does Google's AI cite for property questions?

Home loan, listing and estate agency sites. Out of 7 property Overviews with sources:

• ooba.co.za, a home loan intermediary, in 5 (10 links).
• property24.com, a listing portal, in 4 (8 links); privateproperty.co.za, another portal, in 3.
• facebook.com in 4.
• personal.nedbank.co.za and blog.rawson.co.za, an estate agency's blog, in 3 each.

The .za share undercounts local sources here. "best suburbs in cape town for families" drew just 1 of 8 links from .za domains, yet its sources included property24.com and a .capetown domain, both local.

Which sites does it cite for solar and backup power?

Comparison sites, video and forums. Out of 8 solar Overviews:

• solarza.co.za, a solar comparison site and installer directory, in 6.
• youtube.com in 5.
• energybee.co.za, which publishes solar reviews and quotes, in 4 (11 links), and facebook.com in 4.
• personal.nedbank.co.za, reddit.com and gosolr.co.za in 3 each.

7 of 8 solar Overviews cited at least one social or video platform, against none of the 7 medical aid Overviews in the same study. Why platforms like these get cited is covered in why Google's AI cites Facebook, YouTube and Reddit.

Wording mattered too. "lithium vs gel battery for inverter" names no country, and drew 1 of its 10 links from a .za domain. "best backup power for load shedding" uses a South African term and drew 12 of 13. Across the 86 Overviews with sources in the full 96-search study, those for searches containing "south africa" drew 68.8% of their links from .za domains, against 49.6% for the rest (Google's own links excluded).

What property and solar brands can do

• Write for the specific question. Deposit, transfer cost and "how many panels" questions all got Overviews with almost no measurable search demand. Answer each one plainly, in rand, with a date.
• Use South African terms. Load shedding, bond, transfer duty: local wording drew local sources in this sample.
• Be present where answers are drawn from. Listing portals, home loan intermediaries, solar comparison sites and YouTube all recurred. Check how they describe you. Our list of the sites Google's AI cites in South Africa covers every sector.
• Consider video with a clear title and description. YouTube was cited in 5 of 8 solar Overviews, and 3 of the 16 results pages showed a video block.

How we measured this

On 11 October 2026 we ran 16 property and energy searches, part of a 96-search study, through DataForSEO's live Google results: South Africa, English, desktop, top 20 results, AI Overview loaded. Volumes are Google Ads monthly averages for South Africa. "Cited" means the domain appears in the Overview's reference list. We described each site's type from its own homepage, checked the same day.

Caveats: one day, desktop only; 8 searches per sector; the .za share understates local sites on .com or city domains; google.com links are mostly Google's own links, such as Maps.
